TIME is an experienced property investor; our original property fund, TIME:Freehold, boasts an impressive 23 year track record of delivering steady positive returns and sustained liquidity for investors. Building on this experience, in 2014 we launched TIME:Commercial Freehold, which invests in commercial property with long dated income streams (known as long income property), to deliver a target gross distribution of 4% pa with the potential for capital growth.

TIME:Commercial Freehold is structured as a tax efficient Property Authorised Investment Fund (PAIF), a type of Open Ended Investment Company (OEIC) that is authorised by the FCA. The Fund will also benefit from NURS classification, as an authorised fund thereby offering enhanced investor protection.

Access to a new property sector

Historically, long income property funds have been the reserve of large institutional investors, such as defined benefit pension funds and insurance companies. TIME has combined its skills in property investing and developing tax efficient products, to deliver a fund that is available to individual investors allowing them to access a new sector to help diversify their portfolios.

How does TIME:Commercial Freehold invest?

TIME:Commercial Freehold looks to invest in commercial property with long dated income streams (known as long income property) that falls into two categories:

  • commercial freeholds with ground rents, and
  • commercial freeholds which benefit from long leases.

The income streams, security of the underlying investments and associated risk differs between these two asset types. By investing in both, the fund provides diversification and is able to spread risk.
