In today’s turbulent economic times it can be hard finding suitable investments for clients in need of a consistent income. This is where we can help through our flagship income fund, TIME:Commercial Long Income.
TIME:Commercial Long Income offers dealing in its shares on a daily basis with distributions paid on a quarterly basis. The payment dates for the distributions will be the end of February, May, August and November.
TIME:Commercial Long Income looks to invest in commercial property with long dated income streams (known as long income property) that falls into two categories:
The income streams, security of the underlying investments and associated risk differs between these two asset types. By investing in both, the fund provides diversification and is able to spread risk.

As a group, our funds have been active in this space for more than 26 years and we currently manage over £3 billion of long income property funds. Through TIME:Commercial Long Income we are able to offer investors long income returns previously only available to institutional investors.
Regulated structure
TIME:Commercial Long Income is structured as a tax efficient Property Authorised Investment Fund (PAIF), a type of Open Ended Investment Company (OEIC) that is authorised by the FCA. The Fund will also benefit from NURS classification, as an authorised fund thereby offering enhanced investor protection.
Prospectus update – 15 March 2021
The Prospectus of the fund has been updated as at 15 March 2021 following the recommencement of dealing. To align it with other liquidity tools, the ACD has amended the level at which a redemption charge may be applied under clause 21.2, to remove the words “in excess of £250,000” enabling the charge to be applied on any redemptions, irrespective of value, on a dealing day. The redemption charge amount is unchanged.
Whilst the ACD does not generally apply a redemption charge, it may do so on any dealing day.
This amendment is effective from 1 April 2021.
