Audited annual report and financial statements for the year ended 31 March 2020.

Due to COVID-19 the FCA has extended the date for the filing of the audited annual report and financial statements by an additional two months. As a result the fund’s audited annual report and financial statements for the year ended 31 March 2020 will be published and made available to shareholders by 30 September 2020.

 

Fund characteristics

 

Income security

Our properties generate consistent, long-term cash flows. This is achieved through long, high quality tenancies, the financial strength of the tenants, and/or over-collateralised ground-rent structure.

 

Inflation protection

Around 95% of rent reviews are linked to inflation or have a fixed uplift, rather than being subject to open-market negotiation. 100% of the rent reviews are upwards only.

 

Diversified portfolio

The portfolio is made up of properties around the UK, across many different sectors of the economy.

 

Lower volatility

The Weighted Average Lease Term (WALT) is more than five times greater than many traditional UK commercial property funds. This removes significant uncertainty in valuation around the potential loss of tenants.

 

Track record

The TIME group has a long track record in long income property and manages over £3 billion of UK long income property assets.

 

Capital growth

The fund may benefit from capital value increases in its property portfolio. This can happen in several ways, such as rental growth, lease extensions and yield shift.

 

Investor consent to exchange units in CFF (and its dedicated feeder trust, CFFT) for equivalent units in a new FCA authorised fund, Commercial Long Income PAIF (“CLIP”) (and its dedicated feeder trust TIME:Commercial Long Income Feeder Trust (“CLIFT”) was approved on 22 March 2019. How does TIME:Commercial Long Income invest?

TIME:Commercial Long Income looks to invest in commercial property with long dated income streams (known as long income property) that falls into two categories:

  • Commercial freeholds with ground rents
  • Commercial freeholds which benefit from long leases

The income streams, security of the underlying investments and associated risk differs between these two asset types. By investing in both, the fund provides diversification and is able to spread risk.

 

Regulated structure

TIME:Commercial Long Income is structured as a tax efficient Property Authorised Investment Fund (PAIF), a type of Open Ended Investment Company (OEIC) that is authorised by the FCA. The Fund will also benefit from NURS classification, as an authorised fund thereby offering enhanced investor protection.
