Our properties generate consistent, long-term cash flows. This is achieved through long, high quality tenancies, the financial strength of the tenants, and/or over-collateralised ground-rent structure.
Around 95% of rent reviews are linked to inflation or have a fixed uplift, rather than being subject to open-market negotiation. 100% of the rent reviews are upwards only.
The portfolio is made up of properties around the UK, across many different sectors of the economy.
The Weighted Average Lease Term (WALT) is more than five times greater than many traditional UK commercial property funds. This removes significant uncertainty in valuation around the potential loss of tenants.
The TIME group has a long track record in long income property and manages over £3 billion of UK long income property assets.
The fund may benefit from capital value increases in its property portfolio. This can happen in several ways, such as rental growth, lease extensions and yield shift.
In today’s turbulent economic times it can be hard finding suitable investments for clients in need of a consistent income. This is where we can help through our flagship income fund, TIME:Commercial Long Income.
TIME:Commercial Long Income offers dealing in its shares on a daily basis with distributions paid on a quarterly basis. The payment dates for the distributions will be the end of February, May, August and November.
How does TIME:Commercial Long Income invest?
TIME:Commercial Long Income looks to invest in commercial property with long dated income streams (known as long income property) that falls into two categories:
Commercial freeholds with ground rents
Commercial freeholds which benefit from long leases
The income streams, security of the underlying investments and associated risk differs between these two asset types. By investing in both, the fund provides diversification and is able to spread risk.
Specialist Investment Awards 2019
TIME:Commercial Long Income was named the winner in the Property & Real Estate category at the Specialist Investment Awards 2019, retaining the award for the second year in a row.
The event was hosted by Investment Week and saw Co-Fund Manager Roger Skeldon collect the award from The Thick Of It’s Alex MacQueen.
TIME is an award winning investment manager specialising in long income property funds and has an excellent track record of investing in defensive real assets. As a group, our funds have been active in this space for more than 26 years and we currently manage over £3 billion of long income property funds. Through TIME:Commercial Long Income we are able to offer investors long income returns previously only available to institutional investors.
TIME:Commercial Long Income is structured as a tax efficient Property Authorised Investment Fund (PAIF), a type of Open Ended Investment Company (OEIC) that is authorised by the FCA. The Fund will also benefit from NURS classification, as an authorised fund thereby offering enhanced investor protection.
Prospectus update – 15 March 2021
The Prospectus of the fund has been updated as at 15 March 2021 following the recommencement of dealing. To align it with other liquidity tools, the ACD has amended the level at which a redemption charge may be applied under clause 21.2, to remove the words “in excess of £250,000” enabling the charge to be applied on any redemptions, irrespective of value, on a dealing day. The redemption charge amount is unchanged.
Whilst the ACD does not generally apply a redemption charge, it may do so on any dealing day.
This amendment is effective from 1 April 2021.
